Mumbai real estate: Akshay Kumar has sold two apartments on the higher floors of Oberoi Enigma, a residential project by Oberoi Realty in Mulund West. The actor had purchased the properties for nearly ₹9 crore in 2017.
Bollywood actor Akshay Kumar has sold two luxury apartments in Mumbai's Mulund for a total of ₹12.38 crore. Property registration documents accessed by CRE Matrix show that the actor had purchased both homes in 2017 for nearly ₹9 crore, making a healthy profit on the sale.
The apartments are located in Oberoi Enigma, a premium residential project on LBS Road, Mulund West. The sale deeds for both properties were registered on June 30, 2026.
According to the property documents, Sunny Home Care Private Limited has purchased both apartments.
Each apartment was sold for ₹6.19 crore, taking the total transaction value to ₹12.38 crore.
The buyer paid ₹37.14 lakh as stamp duty for each apartment, bringing the total stamp duty paid to ₹74.28 lakh.
Both apartments are located on higher floors of Oberoi Enigma, a luxury residential development by Oberoi Realty.
Each home has a carpet area of 1,886 sq ft and comes with three dedicated car parking spaces. Together, the transaction includes six parking spaces.
Property records show that Akshay Kumar bought both apartments in October 2017 for around ₹4.49 crore each.
Based on the latest registered sale values, each apartment has been sold for nearly ₹1.70 crore more than its original purchase price.
This represents an appreciation of around 38% over a period of nearly nine years.

This is not the first real estate transaction by the actor this year.
Earlier, on June 2, 2026, Akshay Kumar sold two apartments in Oberoi Sky City, Borivali (East), Mumbai, for a combined value of ₹7.1 crore, according to property registration documents accessed by CRE Matrix.
The larger apartment, with a carpet area of 1,101 sq ft, was sold for ₹5.75 crore and included two car parking spaces. The second apartment measured 252 sq ft and was sold for ₹1.35 crore with one parking space.
Suvarna Rupeshkumar Sakpal purchased both properties, and the transactions were registered on the same day.
Documents show that Akshay Kumar had purchased the Borivali apartments in November 2017 from Incline Realty Pvt Ltd.
The larger apartment was bought for ₹3 crore, while the second unit was acquired for ₹67.55 lakh.
The actor had also sold two adjoining apartments in the same Borivali building last year for ₹7.10 crore. Those homes were originally purchased for ₹3.69 crore in 2017, delivering an estimated 92% return over eight years.
The latest Mulund transaction adds to a series of property deals completed by Akshay Kumar in recent years.
Property records indicate that the actor has been actively selling residential assets in Mumbai, monetising investments that have appreciated significantly over time.
