HSBC Electronic Data Processing India Sub-Leases 2.03 Lakh Sq Ft Office Space in Hyderabad for ₹388 Crore

Hyderabad Real Estate: HSBC Electronic Data Processing India Private Limited has sub-leased 2.03 lakh sq ft of office space in Hyderabad's Gachibowli-HITEC City.

Hyderabad Commercial Real Estate: HSBC Electronic Data Processing India Private Limited has taken 2.03 lakh sq ft of office space on sub-lease in Hyderabad's Gachibowli-HITEC City. The total rental commitment for the deal is around ₹388 crore over a lease period of 4 years and 7 months, according to property registration documents reviewed by CRE Matrix.


The transaction highlights the continued demand for premium office spaces in Hyderabad from global companies and technology-led businesses.


HSBC Takes Office Space at Phoenix H09

The office space has been sub-leased from Executive Centre India Limited in Phoenix H09, located at Avance Business Hub in Gachibowli, Serilingampalli Mandal, Hyderabad.


As part of the agreement, HSBC has leased the entire third office floor (Level 8) and the entire fourth office floor (Level 9) of the commercial building.


The leased premises have a super built-up area of 2,03,755 square feet and a carpet area of 1,30,802 square feet. The lease document was officially registered on June 30, 2026.


Monthly Rent Fixed at ₹6.42 Crore

Under the agreement, HSBC will pay a monthly rent of ₹6.42 crore, calculated at a rental rate of ₹315 per square foot.


The lease officially starts on July 1, 2026, which is also the rent commencement date. HSBC has also deposited a security amount of ₹38.51 crore with the sub-lessor.


The agreement includes a 5% annual rent escalation, which will increase the rental value during the lease period.


Parking and Early Occupancy Included in the Deal

The office lease also provides 250 paid parking spaces for employees.


Out of these:

  • 204 parking slots are priced at ₹3,500 per month each.
  • 46 parking slots are available at ₹4,500 per month each.


Before the lease officially began, HSBC used the office space under a temporary occupancy arrangement during June 2026. For this period, the company agreed to pay ₹110 per square foot, along with Common Area Maintenance (CAM) charges of ₹15.50 per square foot.


Responses Awaited from Both Companies

Queries regarding the transaction have been sent to HSBC Electronic Data Processing India Private Limited and Executive Centre India Limited.


Any response from either company is awaited, and further details may be added once official comments are received.


HSBC Continues to Expand Its Office Footprint

The Hyderabad transaction comes soon after HSBC signed a Letter of Intent (LoI) with Prestige Group to develop a 1.2 million-square-foot integrated office campus in Bengaluru.


The move reflects HSBC's continued focus on expanding its office presence in key business cities across India.

Large office leasing transactions by multinational companies such as HSBC indicate that Hyderabad's commercial property market continues to perform strongly.


With quality office developments, improving infrastructure, and a growing base of global businesses, the city is expected to remain a preferred destination for office leasing in the coming years.
