Advance India Projects Limited has acquired a 43-acre land parcel in Gurugram for ₹1,000 crore through the Debt Recovery Tribunal (DRT) process, clearing pending dues of six banks. The land will be developed as a major township project near the Dwarka Expressway. The first phase of the project, AIPL Lake City, has already been launched and is expected to generate around ₹1,500 crore in revenue.
In a major real estate move, Advance India Projects Limited has completed a major AIPL land acquisition in Gurugram. The company has purchased a 43-acre land parcel in Sector 103, Gurugram, for ₹1,000 crore through the Debt Recovery Tribunal (DRT) process. This deal helps settle lenders' dues and also strengthens AIPL’s position in the fast-growing NCR property market.
The newly acquired land is part of the large AIPL Lake City township, which spans 80 acres. This mixed-use development is expected to have a revenue potential of more than ₹20,000 crore. The project is located in AIPL Sector 103, Gurugram, a prime area near the Dwarka Expressway. This region is seeing rapid infrastructure growth and rising demand for residential and commercial projects.
The AIPL Dwarka Expressway project is already attracting attention. The first phase of AIPL Lake City, known as Riviera, has been launched on 5.14 acres. Riviera offers ultra-luxury homes in two high-rise towers with modern amenities and beautiful views. The first phase alone has a revenue potential of around ₹1,500 crore. This shows strong demand for premium homes in Gurugram and NCR.
As part of its long-term plan, AIPL is also looking to expand its land bank by another 20 acres. This step shows strong confidence in the future of Dwarka Expressway and Sector 103.
